I hold an MSc in Construction Management, a Diploma in Construction Management, an Advanced Trade Certificate in Carpentry, and a Trade Certificate in Carpentry. These qualifications have provided me with a strong foundation in both the practical and managerial aspects of the building industry.

What led you to become a building inspector, and what do you enjoy most about the job?

I was seeking a change in lifestyle, particularly one that would reduce the time I spent stuck in traffic each day. Transitioning into building inspections provided that shift, allowing me to have more control over my day and spend less time commuting. What I enjoy most about the job is the flexibility it offers and the opportunity to help people make informed decisions about their properties.

How do you build trust with clients during an inspection, especially when they might be anxious about potential issues?

Building trust starts with a friendly and approachable attitude. I always make it a point to reassure clients that I will report the facts without any exaggeration. By providing clear, factual information and avoiding sensationalism, I help to ease any anxieties they might have about potential issues.

What’s the most valuable lesson you’ve learned in your career, and how has it shaped the way you conduct inspections today?

One of the most valuable lessons I’ve learned is that it’s not just about the product you’re delivering, but also how you deliver it. This has shaped my approach to inspections by focusing on clear communication and ensuring that the information I provide is understandable and helpful to the client. It’s about making sure that the service I provide is as valuable as the report itself.

What does a typical day look like for you in your role? Are there any routine tasks or surprising elements you encounter regularly?

A typical day often involves visiting homes that have had significant sums spent on interior renovations, yet surprisingly, little attention has been paid to the exterior. It’s quite common to find that while the interiors are beautifully upgraded, the exterior, particularly the roof, has been neglected. This is concerning because a leaking roof can undo all the great work done inside. My advice is always to prioritise maintenance on the exterior before tackling the interior, as it protects your investment.

Are there any common misconceptions about building inspections or the role of a building inspector that you’d like to address?

Yes, a common misconception is that building inspectors are just builders. While we do have a strong background in construction, the training we receive goes far beyond that. It equips us with specialised tools and knowledge that many builders might not be familiar with. Our role is to assess the overall condition of a property and identify potential issues, using both our practical experience and the additional expertise we've gained through our company training.

How do you balance the technical and interpersonal aspects of your job?

Balancing these aspects is crucial. When communicating with clients, it’s important to avoid overly technical or waffly explanations, as this can lead to misunderstandings. I focus on speaking in plain English, which ensures that my clients fully grasp the points I’m making. This approach helps in delivering both the technical and interpersonal aspects of the job effectively.

How do you envision the future of building inspections evolving, and what excites you about it?

The future of building inspections is exciting, particularly with the constant evolution of technical tools. These advancements mean we’re always adapting and improving the accuracy of our reporting. The more accurate our inspections become, the better we can serve our clients by providing them with precise and reliable information.

What skills or traits do you think are essential for someone in your role?

Listening to people’s needs is essential, as is having a deep understanding of how building materials interact with each other, for better or worse. This knowledge allows me to identify potential issues that might not be immediately obvious. Being thorough and attentive to detail is key to providing a comprehensive inspection.

What do you hope to achieve in your role that will have a lasting impact?

I aim to share my knowledge with clients so they can live in warm, dry, and safe homes.

How do you handle stressful situations or unexpected issues that arise during inspections?

In stressful situations, clear communication is vital. I make sure to calmly explain the situation to the client and reassure them that it will be managed tactfully. By keeping a level head and providing guidance, I help to mitigate any stress or confusion.

What aspect of your job do you find most fulfilling?

The most fulfilling aspect of my job is receiving repeat business from happy clients. Knowing that I’ve helped someone in a meaningful way, and that they trust me enough to return for future inspections, is incredibly rewarding.

Something that might surprise people is that I’ve played international rugby.

What’s a book, movie, or TV show that you recently enjoyed and would recommend?

I recently enjoyed reading "The Emperor's New Kilt" by Jan-Andrew Henderson. It’s a fascinating book about the two secret histories of Scotland, highlighting things that Scots are famous for but perhaps shouldn’t be, and vice versa. It’s an enlightening read that I would highly recommend.

Make sure you are clear on the current condition of your home before going to market. This will help you avoid any surprises and ensure that you are prepared for any questions or concerns potential buyers might have.

When buying a home, it’s crucial to get a thorough builder’s report from a reputable company that holds professional indemnity insurance and employs well-trained inspectors. This will give you peace of mind and help you avoid costly repairs down the line.
